Concrete in North Meridian, where the 2000s boom poured its driveways

In 2006 alone Meridian issued 3,257 residential building permits. A lot of those houses are in north Meridian, and their builder-grade driveways are now around twenty years old.

North Meridian, roughly Ustick Road to Chinden Boulevard, is the part of the city that filled in fastest during the boom. The 2006 State of the City address named Settlers Bridge, Lochsa Falls, Paramount and Bridgetower among the subdivisions going up that year. Spurwing, Bainbridge and the rest followed off McMillan, Linder and Ten Mile. Census figures show about 14,000 Meridian homes were built from 2000 to 2009. Their driveways, walks and back patios were poured quickly, often on thin or no base, with a mix that wasn't always air-entrained, and many have reached the point where the garage panel has dropped, the surface has scaled and the cracks have opened up.

The HOAs here are active, and most of them want to see a widening, an RV pad or a stamped patio before it's poured. We send the architectural committee a dimensioned drawing and a finish sample first. Pressurized irrigation runs along the back and side lot lines of nearly every subdivision, fed by districts such as Settlers Irrigation and Nampa & Meridian Irrigation, so we find those lines before we dig. Most approaches here are on ACHD streets, but a lot that fronts Chinden Boulevard is on a state highway, which is the Idaho Transportation Department's right-of-way, not ACHD's. In the northwest corner, The Fields subarea plan adopted in 2021 is bringing new neighborhoods between McDermott, Can-Ada and Ustick, where the concrete is new and still settling over fresh backfill.

Questions from North Meridian homeowners

Our 2005 driveway is cracked and the garage panel dropped. Replace or lift?

If the rest of the slab is sound, lift the garage panel for $650 to $2,100. If it's cracked into pieces and scaling, replace it. A typical 24-by-40 replacement runs about $7,700 to $11,500 plus tear-out.

Will my HOA approve an RV pad?

Many north Meridian HOAs allow side-yard pads behind a fence and limit RVs in driveways. Your CC&Rs decide. We send the committee a drawing first so you know before we schedule.

Who permits the approach on Chinden?

Chinden Boulevard is a state highway, so work there falls under the Idaho Transportation Department rather than ACHD. Most north Meridian homes are on ACHD streets.

Why do so many boom-era slabs scale?

Freeze-thaw and ice melt work on concrete that wasn't air-entrained or was over-watered and over-finished. A replacement with about 6 percent air and a breathable sealer holds up far better.
