Replacing the builder driveway: the slab most Meridian homes started with
About three in four Meridian homes were built after 2000, many by production builders pouring hundreds of driveways a year. The ones we replace share the same faults, and we fix all of them, not just the surface.
Meridian's housing went up fast. The Census Bureau's 2024 survey counts about 54,600 homes in the city: 26 percent built between 2000 and 2009, 33 percent between 2010 and 2019, and 16 percent since 2020. In 2006 alone the City issued 3,257 residential permits. Production crews poured the driveways for all of those houses, usually in a day per house, often late in the build after the lot had been trenched for water, sewer, power and irrigation and backfilled again. Fifteen to twenty-five years later, we see the same problems over and over.
The slab is settled at the garage, where the overdig around the foundation was backfilled and never compacted. It is cracked corner to corner because the joints were too far apart or too shallow. The surface is scaled at the garage door and the approach, where a decade of magnesium-chloride slush melted off the cars. And it holds water at the low spot the sprinklers keep wet. Sometimes one panel is the problem and the rest is fine. Then lifting or replacing a single panel is the honest answer, and we will say so. When most of the slab is scaled or broken, a full replacement costs less over twenty years than patching it every spring.
A replacement starts with the break-out. We haul the concrete to a recycler where we can, then dig to firm ground at the garage and compact new gravel in lifts, so the settlement doesn't come back. The new slab is air-entrained, about 4,000 psi, four inches thick (more where a truck parks), with joints at roughly 10 to 12 feet and an isolation joint against the garage slab. We regrade so water runs away from the foundation and pull back the sprinkler heads that were soaking the edge. If the approach and the sidewalk are failing too, they are ACHD right-of-way and get their own permit. If your HOA cares about the finish or a border, we match what they approved.

Questions we get about builder driveway replacement
Can you replace just the bad panels?
Yes, if the rest of the slab is sound. We saw-cut at the joints, remove the failed panels, fix the base under them and pour new ones. The color won't match exactly at first, which is why some people replace a whole run.
Why is my driveway sinking at the garage?
Almost always the overdig: the gap dug around the foundation when the house was built, backfilled loosely and never compacted. Water from the roof and the sprinklers keeps settling it. We dig it out and compact gravel in lifts.
Is the scaling covered by the builder's warranty?
Usually not after the first year or two, and almost never 15 years later. Homeowner's insurance doesn't cover wear either. That is why we put the mix and the care instructions in writing.
How long does a replacement take?
One day to break out and haul, one day to base and form, a pour day, and about a week before you drive on it. Small jobs go faster.
Do I need HOA approval to replace it?
Usually not for a like-for-like replacement, but often yes if you widen it, change the color or add a border. We ask before we pour.
